What did we like? We loved, loved, loved the location! The Sea Breeze Inn is close enough to downtown Newport's shops and eats to get there conveniently, and yet it is far enough away from all that traffic and congestion so you can relax and enjoy some solitude. We also liked the fact that the windows in our room actually worked as windows are supposed to, letting in those great ocean breezes, and letting us breathe fresh air. We also liked the cooked to order breakfasts each morning.
This Rhode Island Inn is conveniently located just 2 miles from Newport city centre and all Newport attractions.

Middletown is a great location to visit Newport and other areas of Rhode Island. I love Second Beach and our hotel was a 5 minute drive from the beach. It's also super close to downtown Newport and the Cliff Walk.

Stayed in Middletown to be close to Newport.
Stayed in Middletown to be close to Newport. It was the perfect distance away from the center of Newport. Middletown seemed to be more of a residential area and we didn't spend much time there, except to stay at the Inn.

Staff was pleasant.
Staff was pleasant. Breakfast was adequate and as represented. Shower could have been better. Door lock inoperable on last day. Needed new batteries. Excellent price. Good location. Overall, for a short stay in a high cost area, it was acceptable.

We were there for a wedding in newport
We were there for a wedding in newport
The hotel was only a few miles from the venue
It was also close to downtown newpirt and most 9f the sightseeing etc. There were restaurants and beaches very close. We enjoyed the smaller more intimate property
Would sef. Stay again
The hotel itself may look old from the outside but the room we were in was clean and updated. It is actually cleaner and updated than the most branded hotel i have checked in. I have been to different countries/places and it is the first time as far as i remember that the front desk called our room phone to check if we were doing ok..probably because we are not from the area. But it is a good gesture to make sure that the guests are comfortable. The price is affordable than the other hotels around the area.Location is convenient as well.
They say about buying a house, location, location, location! This location is EXCELLENT! Poised to hit Newport downtown, first, second, or third beach, and wildlife sanctuaries, you cannot ask for a better location. If you're like me, and you don't spend much time in the hotel, it's just your springboard, you'll be satisfied. Clean but old. The price is amazing when you consider the location.
Updated in seaside blues and whites, immaculate, friendly 16 room family-owned hotel. Warm welcome and hospitality, great linens and towels, small frig and balcony, delicious daily breakfast for two included in room charge. Snacks and desserts, including homemade Greek pastries, beverages, lunch available in the restaurant or to go. Great location for Newport, Middletown.
Very friendly and welcoming staff, beautiful, nice interior design, comfy beds, restaurant and bar staff very friendly. At first we were surprised to see the hotel located at a busy road, but the hotel then turned out to be very quiet and relaxing. Close proximity to all tourist attractions in Newport.
Never disappoints! My partner and I love this hotel when we go on Newport trips, it's our go to. The location is excellent, there's a vineyard right next door and close to stores/beach. It's off a main road but despite this, the hotel is quiet at night!
The room is a nice size room and the bed was very comfortable. However, the room does need some updates(walls, bathtub). Location is perfect and close to the beaches and downtown. The price is a bit high for this type of hotel.
Epxcellent stay very nice hotel. Staff were polite and very professional in all areas. Would recommend .Only concern is summer time prices. Attending wedding in September at $500.00 a night .Ever Newport not worth it . Help!
The hotel was very nice. Room was clean and modern and the bed was super comfy. I loved having the Keurig coffee machine in the room. Great for morning coffee on the go. Location was fantastic and the price was excellent.
We were warmly greeted by the owners and immediately felt at home and in good hands. The rooms were clean, the beds very comfortable and it was great to have a refrigerator! Proximity to downtown Newport was very nice.
Over the past six months, I've stayed in five different hotels in the Newport area (including Atlantic Beach Club, Sonesta, Harbor Base, Rhea's) this is the best overall in terms of value, location, and cleanliness.
Hotel's location is perfect for the beach and Cliff Walk. It is a couple mile drive to downtown Newport so if your looking to spend most of the day there, plan on spending $30+ dollars to park.
The room itself was great--recently renovated and very clean. The staff were very helpful. The location wasn't that pretty (strip mall area) but it was very convenient to St. George's.
I enjoyed may stay at the Sonesta Select Newport Middletown hotel. The hotel was clean and the staff was friendly. The room was very clean, quiet, and I would return to this hotel.
We loved how clean, spacious and quiet the hotel was. It was an extremely easy drive to and from Newport. The staff was so friendly and helpful. Parking was free and plentiful
It was a cleanish, ok place to stay. No frills and definitely not worth the price but did the job and was in a central location between Middletown and Newport.
